One of the good societies in 7x sectors. It has apartment ranging from 2.5, 3, 4bhk and penthouses in high rise.
4bhk duplexes in low rise and 5bhk and penthouses in the Marbella iconic tower.

It is placed very strategically in the sector such that it is very close to the ved van park, convenience store and a kids school. It is very close to the main road(Vishwakarma road) as well so connectivity won’t be an issue.

The society is well lit, has a gym, swimming pool and other amenities. It also has a perimeter of 1km so people who like to jog and walk won’t have to go out.

Coming to the downside of living in such a big society is the maintenance. Over the years the quality of maintenance has severely reduced which has led to the bad outlook of the society.

Mahagun modern is one the best society in Noida sector 78. Having all amenities in campus. Society has a very beautiful temple and they celebrate all the festivals and other occasions in sach a glorious way.. common area is so specious and gardens and gym pool are very maintained.

Security is very high, each tower have own reception area.

Mahagun offers you all the sports and entertainment activities in the campus.

I have visited this apartment twice as a guest, and on both occasions, I noticed a serious concern regarding the security staff. Unfortunately, the security guards were unprofessional and exhibited inappropriate behavior. The lady security guard was rude and asked questions that were both unnecessary and intrusive, while the male security personnel at the Crema building displayed complete disregard for basic courtesy.

Even though this is not an upscale or high-end society, it is crucial that the management hires security staff who are not only capable but also well-trained in handling guests and visitors respectfully. This behavior is unacceptable, and I urge the management to take strict action to ensure such incidents do not occur again. Proper manners and professionalism are essential in maintaining a safe and welcoming environment for everyone.

Well don't just go by the name. If you spend 1 crore plus rupees in the property it should be spacious. The rooms are damn small as compared to the rest of the society. Also when you have 1000+ people living in one society then what is the need of basic amenities as how could you be able to utilise them when someone would be already there round the clock.
So giving swimming pools, gyms, badminton court, basketball court is all a myth when it comes to number of people.
May be you have to book your slot and wait hell long for your turn.

One of the best society in entire Noida.
Each tower has its own lounge area which looks like the reception of a 3 star hotel. Biggest swimming pool. Maintenance and security is way better than the other societies.

Very Posh and high security,I think This society have the highest Area in Noida.

- Horrible construction. Be it damages visible externally or cracks/damp on interior walls.
- Poor maintenance overall. Lifts getting stuck/jerks, water seepage in basement parking, damaged tiles in footpaths.
- Poor policies towards tenants. (For ex: You cannot get parking sticker because last tenant didn't return theirs. Or, gate pass requires owner’s approval, imagine for owners residing in other time zone)

Good side:
- People are nice, peace-loving and follow society norms.
- Security is decent. Entry/Exit is monitored strictly.

Don’t even think about renting or buying there and don’t get swayed by facilities . I stayed there for 1 month and exited lease despite absorbing all expenses like security and lease registration cost plus brokerage . The building are bad and have seepage beyond repair . Walls have sand in them and balconies are uneven without water exits . So if it rains your roof plaster falls , the balcony is big but water filled every time . When u was there a glass canopy at entrance fell in front of one of the towers early morning . Lifts have safety issues , water supply is borewell and can’t be used to even wash hair ….its that bad . On top of that the Renata are insane . My acs external unit fell thrice when technicians tried to mount it on the wall ol, that much amount if sand is there . So definitely not worth buying from safety view . They can do all they want but till people actually peel of half foot of layer from every pillar and wall and refill it with the right material and cure it this building is doomed .

I am staying in Noida for last 7-8 years and I often heard real estate consultants bragging about Mahagun Moderne. I shifted here in Oct'24 and it's such a shocking experience for me to live here. Appartments are in a poor condition. You will hear each and every noise coming from the resident above you. If they walk, you hear it, if they flush you hear it, if they open window you hear it. Sometimes I feel me and the resident above live together. Water has a TDS level of 2800 and my RO has malfunctioned twice after moving here. Now relying on costly bisleri water. Flat sizes are very small and it feels like you live in a some EWS society. The only good thing in this society is the management that doesn't overcharge you in the name of maintenance, plus there is a decent daily needs mart within the society. But I think builder has already duped the buyers. You will often find sellers trying to quietly sell their homes without telling the reality about this society, otherwise how would they fool the next buyer. I got shocked when I came to know that the prices are in the range of 10k-14k for these bad quality appartments. If I were to buy an appartment here, I wouldn't even pay 5000 per sq ft, because you get less than 50% as carpet area and that too with seepage and extremely bad quality. I think that the management should call for some structural audit of this society very soon. I will be moving out of this society in next few months after my lease lockin expires.

It's a moderne society in prime location. Just 600 mtrs you can take metro. Many local food shop outside of this society it's a happening place.

Mahagun Moderne is a very nice residential society in Noida. This is a well managed society.

There are many towers known by some Italian names. The main entrance is well designed for vehicle entry, for walkers and as well for the vendors.

The security system is robust. Visitors cannot go inside unless there is an approval from the residents through the mobile app available with the security guards.

Each tower has its own reception area and a guard is always available.

The entry to the respective tower is accessible to wheelchair ♿. The lifts are also designed for the differently abled people who can access the lifts through wheelchair ♿. The entrance to the tower also has the ramp to be accessible through the wheelchair ♿.

There is a nice temple at the front of the society which spreads the divine auto across the society.

There is a big park and kids playing area.

During my last visit to this society I did not face any issue with resp5to the car parking. They have the dedicated visitors parking available near the Gate No.3.

Overall this is a great residential society.

Well managed environment however quite expensive Society.
Near by metro is sector 76 metro Station.
Maintenance charges are high.
Neat n Clea place with full security.
Near by marts and local shops available within 1 km distance for daily needs and local products.
Morning till evening battery carts available for commuting within Society.
Playground for kids and club house is quite crowded during weekends. Overall a good place to stay.

Flats are very old here and the management of society known does whatever they want to do, there some extra charges frequently and if you do not want to pay it they will deduct from your electricity directly. They have a habit of troubling people living here and no action is ever taken against management. If you want to live peacefully don't choose this society.

Construction is very bad. Amenities are 5 star.

This society seems to be good but even after being very modern there are few basic things  were not planned as per the new infrastructure.
It's very easy to break the window at any height and enter in the flat.
No pedestrian pathway for people.

This is the society where 300-400 people(Maid and their spouses) entered in the society illegally and fought with a flat owner.

Super clean. Very organised and very well maintained. Lovely places like parks, club, gym and swimming pool and temples to go in the evening and spend lovely time with family and friends.

Nice public spaces e.g parks, shopping mall, club, outdoor sports facilities, security. Perfect living except for construction quality which does not appear to meet high standards
