EXTREMELY UNPROFESSIONAL & HARASSING OWNER – Tower J, Flat 604
Owner: Deepak Sharma
I strongly warn future tenants about Tower J, Flat 604, owned by Deepak Sharma.
After living here for 2 years and paying a ₹36,000 security deposit, I gave proper one-month notice before vacating. Despite this, the owner refused to return my deposit, kept delaying, and pressured me continuously to vacate the flat without paying back my money.
He made excuses such as not having funds, demanded I vacate immediately, and later started false allegations about broken items to justify not returning the deposit. His intention to withhold the security amount was very clear from the beginning.
Only after intervention by the Society President, Mr. Puneet, did the owner return ₹15,000, and that too reluctantly. The remaining amount is still unpaid, with ongoing excuses.
What made the situation even worse is that towards the end, the owner crossed all limits and started using abusive language against my mother. I have clear proof of this behavior in WhatsApp chats. This was shocking, unacceptable, and deeply distressing.
If not for Mr. Puneet’s timely intervention, I would not have received even the partial amount. Special thanks to Puneet (Society President) for standing up, helping me during a very difficult situation, and handling the matter responsibly. I will always be grateful to him.
To be clear — Lotus Homz as a society is excellent. The facilities, security team, and overall living experience were very good, and it was honestly a great 2 years living here.
However, due to experiences like this with individual owners, trust gets broken.
Final advice:
Lotus Homz is a great place to live, but avoid Tower J, Flat 604. Do not rely on verbal promises from this owner. Protect yourself with strict written agreements and caution.

Serious Warning – Tower J, Flat 604 (Owner: Deepak Sharma)
My experience with the owner of Tower J, Flat 604 has been extremely bad. After staying for 2 years and paying a ₹36,000 security deposit, I gave proper notice before vacating, yet the owner refused to return my deposit and kept delaying with excuses.
He continuously pressured me to vacate the flat without refunding my money, and later started making false claims about damages to justify withholding the amount. Even after repeated follow-ups, only ₹15,000 was returned, and that too only after intervention by the Society President. The remaining amount is still unpaid.
Towards the end, the owner resorted to abusive language against my mother, which is completely unacceptable. I have WhatsApp chat proof of this behavior.
Special thanks to Mr. Puneet (Society President) for stepping in and helping me during this difficult time. Without him, I wouldn’t have received even the partial refund.
To be clear, Lotus Homz is a great society with good security and facilities. My 2 years here were otherwise very positive.
Advice: Please avoid Tower J, Flat 604 and be extremely careful dealing with this owner.

My friend stayed here for nearly 2 years and paid a ₹36,000 security deposit. Even after giving proper notice, the owner delayed and refused to return the full deposit.

He kept giving excuses, blamed random damages, and pressured my friend to vacate without payment. Only after society intervention was ₹15,000 returned. Remaining amount is still pending.

This caused mental stress and financial trouble.
Still he haven’t paid any amount and he said all the remaining amount is completed in repairing of random stuff he also kept my friends stuff claiming his own.

Avoid D-702, Greedy and illeterate owner - captured my security deposit of 21k and even before signing rent agreeement I said there is change of plans WITHIN 24 HOURS. and he refused to give back full amount and intially wanted to deduct 10000 rs then came down to keep 8000 rs for paint job in his own apartment WHERE I NEVER LIVED. I had to go through multiple hoops to get my money back, like filing a literal police complaint in nearest police station.

Also avoid some brokers like Shivam Properties, the guy added his brokrage fees of 10k even when I did not sign the rent agreement. Then deducted 4k from refunded amount by owner WHEN NO APARTMENT WAS EVEN RENTED.

The lift is not accessible for shifting, the  how someone can shift furniture to a 7th floor. That is INHUMANE.

I think because this community is of affordable homes, owners are middle class people only who are also struggling with EMIs so avoid this location all together or dont give higher security deposits. Trust me there are plenty of good options in nearby sectors and you dont need brokers.

just take a temporary stay and look around.

Cool and peaceful place to stay. No Dust from outsides, No unwanted vehicle sound, Good and safe play ground for kids. Good cleanness around, Good area for parking as well as cycling for both kids and adults. Good security and outside persons entry through application based system.

Very good society. Cyber hub and Udyog Vihar is just 25 min drive.
The society is well maintained by Pavitra Facility management LLP. The management is very coperative.
Very good parking space and the kids park is also well maintained.

All the daily necessities are easily available.

The negative reviews has been taken care off nicely by the management.

Living for 3 months, major issues are electricity.
Keep a inverter with you before moving in.
No public transport is available, that is also a big problem.
You have to book through uber.

Well maintained society. Flats having good room size 13.6x9.9. Enjoying each festivals. Sharing some pics

The place is nice but far from the metro station,the society was nice but the flats themselves were'nt that great, we went for 2bhk flats and while the hall and one of the rooms was great the other bedroom was very small, so small that even a divan couldn't properly be fitted  without blocking the balcony door or the bedroom door

A condominium with 1 & 2BHK situated at Sector 111 Palam Vihar..... lone society in that zone...well maintained.

No amenities. There is just one park
Worst experience i just lived three months feb to april . Electricity is the major issue . In peak summers the power cut is of 3-4 hours and another issue is two ACs can not work at same in 1 home. Please consider other options as there are so many challenges mainly in summers.

Not good Society,Only one lift for one Tower,Flats No Ventilation, Parking Problem, All Balconys Dengerous for small kids,Not Recommended

It is a good society, the staff is well behaved but the society does not have a power backup facility.

Clean and safer society with good amenities, being maintained well.
Power cuts are a worry and power resumes late. Need to keep a good backup battery& inverters at flats individually.

Lotus Homz it has good natural trees.
And good traffic facilities. Good roads with lighting.. it have good public services and has good transportation process.
But
This society does not have society management
Not have swimming pools... Moderate management charge is extra, and this society is pet friendly you can make sure you live there at par

Prime location and Room size is good as compared to others affordable flats.

Recently I was going here to visit my friends flaat. It was amazing experience
